2024 Mid-Year Destin Real Estate Report

The real estate market in Northwest Florida continues to reflect its unique blend of coastal charm, natural beauty, and growing economic opportunities. As move through 2024, the dynamics of the real estate market in the Sunshine State are particularly intriguing. Looking ahead, experts predict that Florida's real estate market will continue to experience growth, albeit at a more moderate pace. Florida Realtors reports that consumer sentiment is at a three-year high: “Floridians grew more optimistic in August, driven by increased confidence in their personal financial situation and the national economy over the next year."

Recent data shows that annual inflation fell below 3% in July. While both the unemployment rate, at 4.2 percent, and the number of unemployed people, at 7.1 million, changed little in August, the second-quarter real GDP growth was adjusted from 2.8% to 3% due to stronger consumer spending. Moreover, the Fed is expected to cut interest rates in September to prevent further weakening of the labor market.

"Overall, a soft landing seems achievable, matching the positive consumer expectations," said Hector Sandoval, director of the Economic Analysis Program at UF’s Bureau of Economic and Business Research.

Real estate statistics for August of 2024 revealed:

* Okaloosa and Walton County home prices were down by 15% compared to last year. These properties are selling for an average price of $664,572, versus $781,341 in August of 2023.

* The average home is selling after 87 days on the market compared to 73 days last year. 

* There were 956 homes sold in August this year, down from 1,012 last year.

* Inventory in the area has seen much improvement with 6,562 active listings, reflecting a 45% increase in available opportunities for buyers.

“Buyers and sellers are still active in the market, and we have found that most of them are adapting to a lifestyle change and often needing to upgrade or downsize,” said Sprigler

“With rates improving and inventory gains, there are more opportunities for buyers,” added Green.
